How it works
- The maximum brokerage commission for a sale is set by brackets based on the sale price (before tax): 5% on the portion up to ¥2M, 4% on the portion over ¥2M up to ¥4M, and 3% on the portion over ¥4M.
- In practice, the quick formula "sale price × 3% + ¥60,000" is used for prices over ¥4M. This tool stacks the brackets, so it produces the same amount as the quick formula.
- Consumption tax is charged separately on the commission. This tool shows the tax-inclusive cap (using the default 10% rate) as the main result.
- How to use: choose the transaction type (sale or rental). For a sale, enter the price in units of ¥10,000 (man-yen); for a rental, enter one month's rent in yen. You can pick a preset consumption tax rate or enter any value.
- For rentals, the total commission received from the landlord and tenant combined is capped at one month's rent (+ consumption tax). For residential leases, without the client's consent the principle is 0.5 month's rent from each party.
- This tool only shows a guideline for the statutory maximum. Actual fees may vary by contract terms and the agent's policy, so confirm exact amounts with the agent or a professional.
